I agree but I'm going skip the signings.

Colorado isn't going to let Makar go for anything less than 4 firsts. since Detroit is still rebuilding they need to keep the picks. Makar is very good but he isn't going to turn Detroit into a playoff team by him self. McIlrath isn't a NHL defenseman so resigning him for over $1M isn't going to happen. Jake Allen is not good and should be avoided. RNH and Hamiliton Detroit isn't going to land big name free agents until they start to get better.

Your signings are a joke and way off, Both Athanasiou and Bertuzzi will get at least 6 x 5.5 if not more. Mantha easily gets 8 x 7.5 or maybe 8 x 8 depending on what kind of season he finishes with. Colorado easily matches your offer sheet on Makar.

I know if it was Werenski I'd expect that to be matched, and Colorado is in an even better cap position and Makar is looking like he could be even better. That's looking like a Sebastian Aho level sheet.

Colorado doesn’t get to choose “how many first round picks” they get. They match the offer sheet or not.
