you're neglecting to value not only domi's role on this team but the fact that players don't deal in raw dollars but rather percentages of cap. next year's salary cap will be around 82.5-84m, depending on the increase of hockey-related revenues.
first, max domi is easily a top 40 center in the league. even if you aren't using him as a 1st line center comparable (which he could be, depending on team/system/other players), you have to evaluate him as a league-leading second line center. centers generally make more money than comparable wingers and defensemen (unless you're the san jose sharks).
second, on percentage of cap, a deal around 8m is honestly still a discount. if you look at comparable players and when they signed, this is extremely obvious. you try and isolate players making over 9m, but most of those players signed their deals when the cap was lower. jamie benn is a great example. he signed his 9.5m deal in 2017-18, when the cap was 75m. that makes his deal about 12.7% of the salary cap. an 8m deal signed for 2020 is closer to 9.7% of the cap--a significant decrease in the "piece of the pie" that domi gets. his agent is likely going to angle for a deal around 10% to 10.5% of the cap--about 8.5m. he'll use skinner, voracek, giroux as comparables who all signed deals similar to benn, around 11% of cap.
