Setting aside the first trade, it is too far fetched, the second trade involves a couple pieces that have been linked in media speculation. The suggestion that Holland and Yzerman would consider a Puljujarvi+ for Athanasiou is attractive to many Oiler fans... Perhaps it happens, but it seems a bit unrealistic to me.
Lagesson is NHL ready, but certainly won't be a top-four defender for a couple of years, if ever. Puljujarvi still has a big question mark beside his name. He's dominating a near-AHL level league, so perhaps that translates to being a very strong AHL performer this season. Could he evolve into a solid NHL player next year? Perhaps, but the odds are he plays 3rd line and is given a chance to move up from there.
On the other hand, Athanasiou is an RFA with arbitration rights and a history of being difficult during contract negotiations. He's got legitimate top six forward speed and skill, as well as an abyssmal +/- and some questions about consistency. Oh, and he's just returned from injury.
Holland only makes this deal if he is confident Athanasiou won't go to arbitration this summer. Yzerman only makes the deal if he's lost faith in Athanasiou and can't get a stronger offer.
