Kotkaniemi's buyout cheap because of his term ?
Until the 3rd year left in his contract the cost is 800k or less spread across 6-12 year term
Then after that its 1.3 to 1.75m a year for 1 to 6 years which is still cheap but only gives CAR incentive to buy him out sooner then later.

Not often i look at buyouts on the long term candidates so i never noticed this before.
Is it common or is it just because KK's contacts is cheap and longterm which is an uncommon buyout candidate (or it was considered cheap when KK signed it anyways)

When you buyout a player's contract at 25 or younger, it costs 1/3 the value of the actual contract. I'm not exactly sure of the date used for this rule, but I think that it's his last year to be available to be bought out at this lowered price, that's why you'll see a lot of mocks where he's getting a buyout. Not sure I answered 100% of your question, english isn't my first language

Just did it with Aho, Same ratio on a bigger scale.
similar effect at the same points in the contract when bought out.
Turns out its the fact Kotkaniemi has no Signing Bonuses like an Aho or PLD
Those signing bonuses are cut too in addition to the buyout but as punishment its guaranteed the signing bonus signed is in addition to that years cap hit
Also how Base Salary is structured factors in as Aho has 10m 1 years and his cap hit after buyout is a fraction of the years structured lower as well by up to 4m difference in caphit in some cases.

Turns out cause Kotkanemi got basically nothing but the contract with nothing extra that his buyout is lower because of it.
Now i get why Carey Price made his contract so weird, it made him untradable and him a Habs for life.
