Montreal's first from this year is basically a second in any other year. Keeping that in mind this offer isn't good enough for Eichel.

As Buffalo I'd want the 2022 1st, 2023 1st, 2024 1st, 2025 1st and 2026 1st. A first for each year of Eichel.

He's probably worth 2 1sts as a rental half retained in the last year of his contract so I don't think this is too much to ask.

What you are suggesting would not fly either, no team is mortgaging 5 straight years of 1st round picks in return for a guy who could conceivably sign elsewhere after those five years and leave you with a bare cupboard. That's part of the reason why you see so few offer sheets being made to elite RFA's in the league. That said, if I'm the Sabes, any conversations I have with MTL, a division rival, about Eichel starts with Suzuki. If Suzuki is not on the table, I'm not even having another conversation with Bergevin. Not saying Bergevin should do it, just saying that if I'm the Sabres, my ask for Eichel begins with Suzuki and with some other assets thrown in.

I agree with most of what you're saying. It seems pretty clear the Canadians don't want to move Suzuki or Caufield though. If they aren't moving the top guys I just want picks not 2nd or 3rd tier prospects. If the Habs aren't doing well with Eichel I'm sure they can recoup a significant portion of their assets back by trading him unless his surgery gets botched and he gets placed on LTIR so they aren't mortgaging their entire future.
