Guentzel no doubt has more value than Lekkermaki idc what anyone says. But Guentzel allegedly not being interested in an extension likely takes Lekkermaki off the table. Nonetheless, Vancouver has plently of other assets to make a trade work.

Its so hard to gauge. Lekkermaki has a very high ceiling and will fit Vancouver's window well, but he could also bust (i doubt it but its possible)

Other teams will offer more that what VAN offers if it's not Lekkermaki and that's where the conversation ends.

Lekkermaki + 2025 1st gets you in on Guentzel and that's a fair deal. The question is what do other teams offer to jack up the price.
