To me it doesn't make sense for Flames to trade that for one year of Nylander, especially since the Flames just might be in the sell mode by TDL

What if it comes with an extension? Shouldn’t that also be the premise of a Nylander deal?

Leafs are not going to allow Nylander to talk to another team about a new contract.
I've been asking for weeks by CF fans....."Can you name just once, just once, a Cup Contending team, that allowed a star player to negotiate a new contract with another team one year away from contract expiring.
It just doesn't happen

Seems to be quite a fad on CF....Can't think of a good trade....add the nonsensical extension as part of the deal.
