They get the best player involved.

Hertl will be UFA
Labanc value decreased over the last two seasons
Eklund have potential but will probably never be as good as Eichel
And the 1st rounder is to outbid everyone else.
That trade could bring them back to a playoffs spot this season if Eichel join the team right now.

If it doesn’t work and they can get Newhook for Hertl it would be an excellent trade for their future too.

Eichel isn't going to play this season, and Sharks aren't marking the playoffs without Hertl or Labanc. Therefore that is going to be a lottery pick.

If the sharks continue looking good, Hertl will probably resign, as he said he would.

If the Sharks are looking like they are going to miss the playoffs, they would trade Hertl for Newhook, keep the lottery 1st, keep Eklund and Labanc.

This deal just makes SJ worse, more top heavy, and adds another very large contract that makes competing impossible.

Maybe San Jose Sharks should toss in Kane, trade him to Buffalo. That could be fun.
