You've overpaid Kapanen both in money and term. He's had 1 season in the league where he's been inconsistent, that screams a 2-3 year bridge deal and he'll be closer to $3M than the $4M you have him at. So that $1M can be added on to the Marner deal you have.

I don't mind the value of the Johnsson deal, but if I had to choose between keeping Johnsson or Kapanen I'm keeping Johnsson all day long. He's for more consistent than Kapanen and scores many different ways, where Kapanen is kinda a one dimensional player and scores a lot of his goals in close. Also, there's more options to replace Kapanen internally than there is Johnsson. Bracco could easily replace Kapanen and Toronto is loaded with right handed shooting wingers where they're not so deep with good left handed shooting ones. Johnsson is by far their best LW player in the organization, where as Kapanen is 3rd at best and can be replaced pretty easily. Use Kapanen's inflated value right now in a package to bring back that right handed d option they need

I think not think a bridge is a terrible option for Toronto, you have to take into account that players contracts are signed expecting the cap to go up and salary cap% is not the end all be all. I don't think Marner is worth more than 9.5M (More than Kucherov and Stone who are clearly better). However I don't believe either way is ideal for the Leafs, but I know for a fact that 10M x 6 would be an overpayment and I don't think this would be the end of the world but relative to other players in the league it would be.
The point you have with Kapanen is fair and that's entirely possible I could totally see him in between 3M-4M, I think the Mantha contract is a good comparable.
I also know why you would keep Johnsson over Kapanen but, Johnsson is producing similar numbers at an unsustainable rate (very high s%), and you could try to play Kapanen on the LW, I could see it working, clearly Jonhsson is a top 6 winger and clearly Kappy is too but I would take the younger one. 21 years old to 24 is a big difference in player development.
For Zaitsev I would just like to get value, because he is so bad I would be happy with any trade. Getting Stetcher or DeMelo to replace Zaitsev is my thinking at a relatively cheap price that is.
