While Chychrun is a fine player, he's not worth Nylander and the other two are guys who are in danger of being flops.

The only thing bringing down Nylanders value in this trade is he is traded unsigned so only his rights are given to Arizona to negotiate

And Arizona is definitely not trading for him without having at the least a handshake agreement in place. This isn't a rental player, its not like you trade for him and he just plays out his contract, he needs a contract and Arizona would be the worst managed team if they sent assets for a player they wouldn't sign. They'd risk having to trade him for less then they paid if he refused to sign there.
