as a Canucks fan what do you think the Leafs would have to give up to get Garland at around 3 mil? it’s still cheaper on the caphit and less term than buying him out completely, would a 3rd + a prospect be fair or would the value be more like a trade back, like a 1st for Garland and a 2nd?

I think if that's your expectation for Garland at 3... you're going to have to look for another team to make that trade
