I image a TOR trade for JT would look something like Marner + A level Prospect + 1st this year + conditional 1st next year (2nd if he doesnt resign).

Why would anyone spend that for 2 months of a player? Marner on his own is too much.

If JT wants to play in Toronto he can be had for cap space on July 1st and Toronto can keep Marner + Kapanen + this year's 1st + next year's 1st.

Duchene went for a bunch of picks and prospects because he is under contract for another year. Same thing with Karlsson if that deal happens. The package you mentioned above is more than enough to land a star player with significant term left a la Malkin, not a player that is a free agent in 20 games.
