I think it's take this deal or lose Dunn for nothing

There will be a bunch of other teams in on him and he’ll get a better contract than that.

Contract yes , I see him getting a 5x5 , as for other teams not at this time expansion draft makes it very complicated, acquire Dunn and then lose some one else, let Seattle take Dunn and deal with Seattle

The leafs aren’t the only team able to fit him in. There will be multiple offers and suitors for Dunn and the return will be better than this one. So it’s not a “take this offer or lose him for nothing” deal as somebody stated.

Expansion draft, Dunn's exposed from what I've read, but not all that knowledgeable on the blues roster or set up

Never said they were the only team to fit in Dunn, just merely pointing out that Dunn at this point will be exposed can't for the life of me see a better option for the Kraken than Dunn on the blues roster

31 other teams, well aware, it's been well discussed that getting full value for a player that will be exposed is going to be difficult, so like the poster did on this thread is offer the blues a roster player and a decent prospect for Dunn who will be left exposed , it's really up to the blues to decide do we get anything for this player or do we lose him for nothing in the expansion draft

I'm assuming all posts at this time are "pre expansion draft"

Several teams will easily top this poor offer. Your reading of the scenario is way off.

I'll give you four who can and could, I'm not Miss Cleo FCOL. Detroit, Vancouver, Ottawa and New Jersey are all well positioned to easily beat that offer as of right now.
