Markstrom hasn't been better than Woll the past 2 seasons. He's been below average. A 100 point winger is worth a lot more than an aging goalie and an overpaid middle 6 winger.

Calgary would rather trade them for picks and prospects, Marner also probably wouldn't waive to Calgary

Way too much term for Pesce, Bertuzzi, Lindholm and Domi. They are at their peak and some have passed it. Plus 11m Tavares isn't on LTIR.
If you don't like the play of the aging Tavares (and Brodie), you certainly won't be liking those four UFA signings very soon.
