Definitely not the full value but still a top-4 RHD and top-6 playmaker in similar ages to Marner?.. seems about right.

I don't know of any team that is willing offer a contract much different than the Leaf are offering. Teams have cap issues also, so you almost have to an equal cap trade.
A trade only happens with a signed Marner as teams aren't going to offer good/great assets leaving their team without having certainty that Marner is in the lineup.
IMO the Leafs would hold out for an offer sheet. 4 first and the Leafs then would have cap freedom for a few years, though I don't know of any team that would offer that money that would persuade Marner to leave the Leafs.
A trade? Few teams in the running. Philly for Sanheim, Konecky and a first.

How about the Avalanche?
Kadri, Rosén, 2020 1st, and Beaucage (reserve list).

I would hope any deal with Colorado for Marner would include Cale Makar

You can hope all you want but as soon as Makar is mentioned the phone gets hung up.

Then Colorado is back at square 1 without a 2nd line center.

I know he has endless potential, but he's only played 10 NHL games (all in the playoffs). I know he means a lot to Colordao, but in terms of actual value I think Colorado would need to add to a Marner for Makar deal. Marner has proven he can play and be dominant for 3 seasons, whereas Makar is really entering his rookie year.

INCLUDE??? Jesus, even if it's 1 for 1 that deal favours the Leafs, IMO. Yes, Makar has only played 10 games, but as you pointed out they were all in the playoffs, which are the hardest games to play in with unbelievable pressure - and this 20 y/o kid, coming from a college team, steps in for over 17 minutes per game and puts up 6 points in 10 games? That's HUGE and I don't think Toronto is in a position to make that kind of deal. Sorry.

10 games is a tiny sample size. IMO a 1 for 1 deal favours the Avs because you know what you're getting in Marner. Makar has superstar POTENTIAL, but he needs to show more for me,

Strongly disagree. Are you aware of how rare it is for a college player to be able to step into an NHL playoff game and not only match that tempo, but actually find himself on the score sheet for 6 of the 10 games? And he's right handed. All that aside, I hate to break it to you, but no team is giving you one of their top 2 prospects for a player you can't sign. Especially when SO FEW teams could actually make a deal with you. You are dealing from a very weak position. You're better off just signing him to a one year deal and trading him at the deadline. At least more teams could make offers then.
