I don't think Hart is going to create his own market beyond what has historically been accepted for goaltenders. He has yet to fully cement himself in the Vas/Sorokin tier and doesn't have a long-term, team friendly deal - he also has arbitration rights at the end of his contract. I do agree that he shows the potential to be a franchise caliber goaltender, but with how contending teams are build, they can focus on developing defense versus relying on a goaltender to carry. The volatility of the position also is a concern for any team entering that market and there usually substitutes available for cheaper costs.

Sorry but the Montreal one isn't even realistic cause that's 3 1sts worth of value and no way is the actual 1st gonna be unprotected. Before you say it isn't 3 1sts worth of value, the Athletic did a 2020 redraft and had Farrell at 23rd and Barron at 28th. So Habs are definitely not making that swap.
