The two 1sts alone is approaching overpay territory especially considering the team acquiring Kane would have to be a playoff team (as why else would they be acquiring a 1 year rental) and have 10.5mil in free cap space (which is unlikely for a cup contender).
Hold onto Kane, most other markets dont care less what you do with him.
You are welcome to hold onto him and lose him for no return in FA or resign him to a deal which will most likely turn out to be an overpay for his latter late 30's years

That said, my point is....
#1 Most importantly, Kane is very unlikely to waive for Buffalo and it's his call at the end of the day. The trade proposed here is a non starter for that reason regardless of the package; could be (4) first round picks...doesn't matter
#2 Let's say Kane agrees, then unless Hawks have a very high opinion of Rosen they wouldn't trade Kane for 2 late firsts and a bust in Mittlestadt because Kane drives revenues for the team
#3 Obviously any trade for Kane the hawks would retain half which would be assumed
#4 He would only go to a playoff team for both his reasons and the acquiring team
#5 Kane is demonstrating he's going to be playing at a very high level for years to come (currently at a 1.2ppg pace) and wouldn't assume he's going to be overpaid as such; likely a 4 to 5 year $8m to $9m contract which is worth it for a player that looks to continue to produce at a ppg plus rate for the foreseeable. Very few players in the history of hockey have shown they can do that, but Kane is also one of the very few best wingers the league has ever seen so no reason to suggest he can't continue at this rate into his late 30s.
For the sake of conversation, the points I share are all valid as to why the hawks and kane would likely not accept and they hold the cards together not Buffalo or any other team which is why I am addressing this from perceived perspectives they'd likely have.
